Introduction:
It is no secret that price is one of the biggest factors when homeowners are deciding to complete a home project, and which contractor they are going to choose. Concrete lifting is no different. Most people tell us they didn’t even know concrete could be lifted until they found us online. We wanted to shed some light on an otherwise confusing industry. To give you a clear picture, and to help you understand your options, we will need to answer a few simple questions. We strive to be open and honest about pricing, and if our solutions don’t make sense for you project, we will tell you.
When does concrete lifting not make sense financially?
In most cases lifting concrete is about half the cost of replacement, but there are times where this is not always the case. Let’s say a homeowner is experiencing settlement in their garage, it will almost always be cheaper and more efficient to lift the slab. Demolition in a garage is a nightmare, and homeowners will usually pay a premium for access and a smooth finish in their garage. With concrete lifting the can save money, get a warranty, and park in the garage the same day. However, sometimes we will find a slab that has settled six inches or more, and is in a very accessible area. In this case the amount of chemical needed to lift the slab may cause lifting to be slightly more expensive than replacement. At this point we would give you a price to lift the slab, and also give you some options to replace the slab if it makes sense financially.
What are the smallest jobs that TruLift does in the Charlotte area, and do you have a minimum?
With rare exception we have a $1200 minimum for concrete lifting. Occasionally we may go below that minimum for school trip hazards, commercial organizations with ongoing contracts, close proximity to our shop, or even for disabled veterans. There are several reasons for our minimum charge. The first, and most blunt reason, is that our equipment is expensive. The ongoing maintenance is fairly intensive, and we go through a lot of consumable parts that are not cheap. We also offer a five year warranty. This means that a portion of our financial margins are reserved to ensure that we can sustainably honor the warranties that we offer out customers. Lastly, our prep work and end of job maintenance is same regardless of the size of a job. At the end of the day if $1200 is not in your budget, then concrete lifting may not be a good option for you.
What does the average concrete lifting job in Mecklenburg County, NC cost?
Our average jobs range from about $1500 to around $8,000. Simple driveway lifts, sidewalk repairs, and small pool deck repairs usually fall in the $1,500-$3,000 range. More extensive jobs requiring several hundred square feet of lifting will fall in the $3,000-$6,000 range. We usually find that most garage slab repairs fall into that range as well, depending on the amount of settlement. Jobs that cost over $6,000 are usually extensive pool deck lifting, garages with significant settlement, or foundations stabilization. Many people choose to add crack repairs, joint sealant, pressure washing, or even concrete sealing to the estimate. These items can impact the cost of the project as well.
What does commercial concrete leveling cost in Charlotte, NC?
Geotechnical repairs for commercial facilities can be a different animal all together. We have had some commercial sidewalk repairs that fell under our minimum. We have also quoted commercial projects up to $200,000. The scope of commercial projects can range significantly, and the safety requirements on site range as well. There are many factors that can impact the cost of a commercial project that we can’t cover in one blog post, but we are always happy to provide complimentary inspections even to commercial customers.
Conclusion:
We hope that this helps you better understand the cost of our services. At the end of the day we need to see your project in person to give a detailed and accurate estimate. The goal of this article is you give you a general idea of cost, and to explain our minimum job cost. Most companies have a minimum. Ours is based on required margins to remain sustainable, while other companies have much larger minimums to appease their private equity owners out of state. We can guarantee you honest and transparent pricing without the harsh sales tactics that you may get with other companies. We will always ask for your business, but will give you time and space to make an informed decision, and to get other competing estimates.
